Signs Your Soakaway Has Failed

  • Garden or lawn area stays waterlogged for hours or days after rainfall
  • Surface water backing up through external gullies or overflowing gutters
  • Soft or sunken ground above the soakaway location
  • Surface water seeping into a garage, basement, or outbuilding
  • Ponding on the driveway that drains very slowly

Soakaways and Sheffield's Soils

Sheffield sits across a significant geological boundary. Properties in the west and south-west — Dore, Totley, Ecclesall, and the hillsides above the Limb Valley — are on Millstone Grit sandstone, which is generally free-draining. Moving east into the Don Valley and the flatter ground around Tinsley, Attercliffe, and Darnall, the soil becomes heavier clay — poor for soakaway drainage.

Sheffield's steep terrain adds a further complication: a soakaway on a hillside must be positioned carefully to avoid creating a wet patch that undermines foundations or retaining walls downslope. We carry out a percolation test — measuring how quickly water disperses through the soil at the proposed location — before recommending installation. If the ground is unsuitable, we will say so and discuss alternative surface water drainage options rather than install a soakaway that will not perform.

What the Installation Involves

  1. Site assessment and percolation test: Carried out to building regulations standard (BRE Digest 365).
  2. Sizing calculation: Based on roof or surface area being drained and the tested infiltration rate.
  3. Excavation: To the depth required by the calculation — typically 1–2 m for a domestic soakaway.
  4. Installation: Modular crate units wrapped in geotextile fabric, connected to the incoming surface-water drain.
  5. Backfill and reinstatement: Compacted and reinstated — grass seeded, paving reset, or tarmac relaid as required.

Frequently Asked Questions

How do I know if my soakaway has failed?
A failed soakaway typically shows itself as waterlogged ground around the soakaway location, surface water pooling after rain that takes unusually long to drain, or surface water backing up into the property. The lawn or garden above a failing soakaway may also sink slightly as the fill material washes away.
Are soakaways always suitable in Sheffield?
Not everywhere. Sheffield's soils vary — the Millstone Grit geology in the west and south drains reasonably well, but heavy clay subsoils in the Don Valley and east Sheffield absorb water slowly. We carry out a percolation test before recommending installation. If the ground cannot absorb water fast enough, an alternative drainage solution is needed.
Do I need planning permission for a soakaway?
In most cases, no. A soakaway for surface water drainage is usually permitted development. However, if you are in a flood risk zone, near a watercourse, or on a Listed Building curtilage, restrictions may apply. We can advise on any requirements specific to your address.
What is a crate soakaway and is it better than a rubble-filled one?
A crate (or geocellular) soakaway uses plastic modular crates wrapped in geotextile fabric instead of rubble fill. It provides greater void space per cubic metre, is less prone to silting, and better meets current building regulations. For new installations we use crates as standard; rubble soakaways are generally only replaced like-for-like on older systems.
