Why Sheffield Buyers Need a Drain Survey

Sheffield has an exceptional stock of Victorian and Edwardian terraced houses — on the steep hillsides of Walkley, Crookes, and Heeley, in the conservation streets of Nether Edge and Sharrow, and across the east end's steel-era terraces. Most of this housing was built before 1914 and sits on original clay drainage of the same age.

After more than a century of use, those clay pipes crack at their joints, root systems from mature street trees find the openings, and sections on steeper ground shift as the hillside moves. None of this is visible to the eye — or to a standard surveyor's inspection. A CCTV camera is the only way to find it.

Drainage repairs on terraced properties are not cheap. A single collapsed section beneath a shared yard can cost several thousand pounds to excavate and replace. Discovering the problem after completion means you bear that cost in full. Discovering it before you exchange gives you options.

What We Survey

We will survey all accessible drain runs serving the property — typically the underground drainage from the house to the sewer connection, including any inspection chambers on the route. We pass a camera through each run, recording footage and noting defects.

Where drains are shared between properties (common in terraced rows), we survey the private section serving the property you are buying and advise on any shared elements that may need attention.

What Happens with the Report

The written report with defect schedule and video footage is delivered electronically, usually the same or next working day after the survey. Your solicitor can attach it to the conveyancing file and use it as the basis for enquiries or negotiation with the vendor's solicitor.

If issues are found, we can provide a written repair estimate at the same time — giving your solicitor or estate agent a concrete figure to negotiate with.
